Have you ever wanted to work on property like this?

Here are some tips on getting in with Condominium Associations, Homeowners Associations, and property managers.

Here are a few tips for getting into this property or similar properties like this.

First, just ask.

Next time you are with a networking group, just ask.

Ask everybody that you talk to if they know anybody who is a property manager.

Ask them if they are on a board, if they know anybody on a board, and if they know anybody with a condominium because most of the condominiums are not all run by a property management company.

Also, when you are working in a condominium, ask that homeowner if they are on the board or if they know anybody on the board.

A lot of the smaller condominiums don’t hire property managers.

They don’t have enough income to do something like that. It’s an added expense.

They’ll have their own self-governed board, they make the decisions, this is a great way to get in touch with them.

Those haven’t gotten you on the front door, go to some of the condominiums of properties, especially if they are high rises or they have a mail area.

Walk in and a lot of times you are going to see emergency contact information, maybe not their hotline but the property manager and who runs it.

You have ABC property manager.

The address gives you a PO Box, gives you a phone number, things like that. 

Second, If that didn’t work, Google all the property managers near you.

You’ll be surprised at how many small and very large properties managers are out there in your area.

Contact them. A lot of them want to talk to you right away.

Then stop in the property management companies But don’t just stop in to say hi.

Stop in, bring coffee but what you might want to bring is the best doughnuts you can find around. Best muffins you find around.

On the inside lid if the container of that delicious doughnuts, “Enjoy, from your friends, ABC painting.”

Do something different but don’t be a one chart wonder.

Do this every other week for maybe 2 months.

They are going to start to remember you.

Next, when you warm them up a little bit, let them know that you are there to help them with their headaches.

And as one property manager shared with me, “Help me with my headaches. Don’t do anything else but when I have an emergency I need someone to call.”

And you know what, offer to do those small jobs, those “headaches”.

A lot of times bigger companies don’t want to do it or they don’t want to put in the extra effort.

One time there was a situation where the base mold in one hallway was falling off and they couldn’t get anybody to go out there for three or four hours.

We sent a couple guys out, they fixed it just like that…

There was a hole in a garage ceiling from a plumbing repair, small hole, really only took a couple hours, no one wanted to do it.

We do those little things which lead to larger specs on their next big project.

Also, offer to write the specs on their next big project.

A lot of people don’t want to write the specs, it takes a lot of time. 

There is no guarantee you are going to even get the job, but offer to do the specs.

One coat, two coats, what products you use.

It’s going to take a little of your time, but it’s time well invested.

Those are some of the things that really worked well for us.

Also,  we have a warranty, we do walk arounds for them.

We do their touch-ups for them with their long-term warranties.

This sets us apart from other painting contractors.
