How to Become the Property Manager’s Hero

I just heard from a brand new property manager, and I touched a sore spot with her, she reached out to me with an issue that she needed to be taken care of.

I am Ron Ramsden, I am a DYB Coach, and painting contractor up North of Boston.

This call came in from a woman I have never heard from before, from a company I have heard of, but I have never worked for them.

She explained to me that she needed a painter who could do some sheetrock work asap.

I asked her, what does she mean by, “asap,”?

Because ASAP for some people is right now, and some of them, it’s for a week or two, or three weeks away, they just need something secure.

I asked her what was going on and she said, this is a pain in her butt.

What happened was they had some roof issues on their single-family condominiums.

I like to refer to them as ‘ominiums’, and it had some water issues, a little staining, but they are only 6 years old.

They re-roofed a couple of these homes and when they went up there, the guys dropped shingles unto the roof, the full bundles of shingles and it caused the screws in some homes to pop, so, you could start to see some of the screws.

It was driving the residents crazy, and they were on her case.

They couldn’t find anybody… she thought her handyman could handle it, but it turns out this is a much bigger job.

So, she asked if there is any way we could help her out.

I looked at a couple already, and it is something that we are going to jump on right away and her ‘ASAP’ is 2 weeks away.

It wasn’t something that needed to be happening right away.

But during our initial conversation, I told her, I would love to work with her, “but is it just ceilings?”

It seems like a small job, is there anything else that she needed painting?

She said, “well, I am going to be taking bids on the pool house in the common area, which is actually a house of about 4,000 square feet, and has common game rooms, meeting rooms, has a conference and has a fitness center, so it is the center of attention when you go in there.

She said, while you are over here, I would be more than happy to entertain an estimate on this.

I just got my foot in the door and I am expecting the estimate on the ceilings that they need to be in excess of $10,000.

So, one way, and I said it before, I just want to let you know again is, if you can get rid of their headaches, you will be a hero and you will be able to work with these property managers.
